Standing on the terrace of the penthouse at Sutton Tower, I took in a view of New York City I’d never seen before. To the east, I looked across Roosevelt Island to the towers of Long Island City; south, straight down the East River to the Brooklyn skyline beyond; and to the west, I followed Manhattan’s skyline all the way up to Billionaire’s Row, just a few avenues west of where I stood above 58th Street.
“We’re the exclamation point on Billionaire’s Row,” one of the building’s developers explained when FOUND dropped by recently to tour this new development. But what’s going on here is a more interesting bet than that of those stratospherically priced buildings. Rising from the mostly lower-slung, residential Sutton Place neighborhood (almost-but-not-quite the Upper East Side), Sutton Tower aims to deliver top-quality residences at lower price points than those other Midtown supertalls — albeit, a few avenues east (hence the lower price point).
For the penthouse, with those dream horizon views in every direction, that translates to an ask of $19 million. But for the 2379-SF sponsor unit 17A, with four bedrooms and three baths, the developer is asking a mere $4.84M (down from $5.175M); the 1776-SF two-bedroom unit 16B wants $3.45M (down from $3.775M). Inside, the quality seems to be there, from tile to lighting, designed by Thomas Juul-Hansen. (Or as Corcoran CEO Pam Liebman — whose Corcoran Sunshine Group is marketing the building — told me: “This building’s fixtures can compete with any building in New York.”) Same for the amenities, which include a spa, pool, and tricked out children’s play room.
Maybe it won’t be enough for the billionaire set, but for Manhattan’s millionaires, it might make the walk east worth it. –Lockhart Steele

Hamptons secrets, summer ‘24
Following FOUND’s first Hamptons dispatch of the season, reports from a couple of restaurants makings moves via our local correspondent:
AMAGANSETT: The Meeting House has reclaimed its original location — also the former home of Wölffer Kitchen — tucked behind Jack's in Amagansett Square. On my recent visit, the vibe was neighborhoody, with a familiar crowd excited to welcome another year-round restaurant back to town. The owners of the nearby Reform Club are leading the revival, which brings a menu full of classics like chopped salad and chicken Milanese. New in 2024: a dash of Asian-inspired dishes, including exceptional duck bao buns, green papaya salad, and a Thai red curry. Currently only open for dinner, with Pop-Up Bagels available in the morning. Reserve.
MONTAUK: On Lake Montauk, the ever-groovy restaurant at The Crow's Nest returns with a (dare we say overdue?) revamped and expanded menu. New starters, like a full raw bar, local cheeses, ceviche, and new dips join a few holdovers (worry not, the whipped ricotta remains). Entrees have also been refreshed: four different kebab options — chicken, swordfish, shrimp, and lamb — are served with side salad, pickled vegetables, dips, and naan. On a recent visit, it all tasted fabulous. They’ve added additional tables to the upper patio and seating down by the beach bar, too. If you still have to wait, pass the time in the Lingua Franca pop-up, now open for the season. –Sarah Jackson
For the past few weeks, we’ve been asking FOUND subscribers to tell us their Hamptons secrets. A sampling:
SAG HARBOR: Everyone’s going to order the burger at Sag Harbor Tavern, but the butterflied branzino is the best fish prep in the Hamptons.
MONTAUK: Word on the street is that The Ocean Club at the Montauk Yacht Club — the ballyhooed St. Barths import — is 50/50 on opening this month, thanks to a kitchen that’s still a work in progress.
MONTAUK: Up at the mouth of Lake Montauk, I hear restaurant newcomer N'Amo has a DJ playing all day. Strange choice!
MONTAUK: New this summer, Dureyea's Sunset Cottages has started taking reservations. (This is Marc Rowen's "hotel" up the hill from his restaurant of the same name, which is solid year after year.) The view from the new cottages is incredible, and the design looks high-end, but the cottages are right up against The Montauket. We’ll see if they can get $3K+/night with all that background noise from the bar.

Neighborhood you live in: East Village
It’s Friday afternoon, how are you rolling into the weekend?
I'll be taping an episode of the podcast I do with my sister, Amy E. Feldman, called The Bar Exam, where we talk about everyday legal issues. (Thankfully, Amy's a real lawyer, whereas I just pretend to know things.) Then I'll head to the Tisch building to run a panel for our Dramatic Writing students at NYU with some lit and talent agents from UTA.
Where are you dining this weekend?
I'm taking my former roommate, Silu, out for a birthday dinner to Crown Shy. I've never been, but I've heard great things. Last year I took her to Hav & Mar, which was fantastic, and I'm trying to keep up the streak, since she's a dear friend.
How about a little leisure or culture?
Last Friday night I went to a show called STALKER in Midtown. I thought it was incredibly cool — it’s 90 minutes of magic by the Swedish duo Peter Brynolf and Jonas Ljung. They do a combination of close-up magic and mentalism, and the tricks are mind-boggling. As someone who has a hard time recalling the names of people I know, that they seemingly intuit information about total strangers is wildly impressive.
Any weekend getaways?
I'll be visiting my mom in Philadelphia on Sunday. She's a great hang, but if she's busy, I'd recommend visiting Chanticleer instead. It's a 35-acre “pleasure garden” that combines art, nature, and smells we're not often accustomed to in New York City (i.e., good ones). On the grounds of the old Rosengarten estate (read: Merck pharma heirs), it really is a botanical wonderland, especially this time of year. Even Garden Design magazine calls it "America's most inspiring garden."
What was your last great vacation?
Last great trip was to Finland and Estonia. They say if you visit Finland, "you must sauna," so in Helsinki I went to the LÖYLY Sauna. Gotta say, it reminded me a lot of being in an unairconditioned NYC subway car in August. But everyone else seemed blissful as they sweated out their toxins while sitting far too close to one another. From Helsinki, I took the ferry to Tallinn, Estonia (above), and loved walking around the Old Town. Felt like strolling around in a storybook.
What store or service do you always recommend?
My favorite massage place in the city is Keisy Oriental Nature Center in the East Village. It's not the place for eucalyptus scented towels or thermal baths, but if you want someone to knock the knots out of you, I highly recommend this well-priced massage mecca.
